Should I obtain a pre-approval before looking at homes?

Yes. A current pre-approval helps establish your purchasing range, identifies potential financing issues and strengthens your position when submitting an offer.

How much money will I need to purchase a home?

The amount depends on the loan program, down payment, escrow deposit, closing costs, insurance and other property-specific expenses. Your lender can provide a detailed estimate based on your situation.

Do I need a home inspection?

An inspection is strongly recommended for most purchases, including new construction. Additional inspections may be appropriate for the roof, pool, sewer line, septic system, mold, seawall or other components.

Can the seller contribute toward my closing costs?

Seller credits may be negotiated as part of an offer, but availability depends on the property, market conditions, financing guidelines and the seller’s willingness to agree.

What happens if the property does not appraise?

The available options depend on the contract. They may include renegotiating the price, challenging the appraisal, changing the financing structure, contributing additional funds or terminating under an applicable contingency.

How long does it take to close?

The timeline depends on financing, inspections, appraisal, title work, association approval and the negotiated contract terms. Cash purchases may close more quickly than financed transactions.
